"Dear Bob,
This is an "I told you so letter". My wife and I own
four rental properties and our own residence. For years I have been a regular
reader of your column and have even attended several seminars by people that
you have recommended. Consequently, because of this education and the market
conditions, our real estate has proven to be an excellent investment.
I
would like to tell you about another type of education that we recently
received and paid for with our time and money... attempting to sell our home on
our own. I thought I knew everything, could do everything myself, and pocket
the money that would normally be paid to a real estate agent. Our home is in a
desirable neighborhood and is in better condition than just about any other
house in the area. In fact I have attended every open house and know the
selling price of every house in our development.
My
wife and I held numerous "open houses" and conducted our own marketing and
follow-up calls. After a month we had not sold our home. We did have some
offers (all from investors) and they were either way below the market price for
a home in our neighborhood and condition, or required too many concessions.
My
wife and I finally just got tired - it was a lot of work!! I called the Realtor
that we bought our new home through (Brock Meisenheimer, a full-time agent),
and within three days he presented us with an offer. Not only was the selling
price higher than we had been offered, but the contract was extremely solid;
the people were well qualified; they were putting a lot of money down including
a sizable earnest money deposit; there were NO contingencies; the settlement
date met our schedule.... and we netted significantly more money than we would
have from our other offers while we were attempting to sell on our own. In
addition, our Realtor brought us another attractive back-up offer while we were
considering the first one.
Today we settled. I can honestly say that not only was it painless,
but I think it turned out to be a "Win - Win" situation for all involved. Also,
I learned a lot from my personal course in selling your own home, that is
specifically:
1) It takes a significant amount of time to do an adequate
job, and would have taken an extraordinary amount of time to do a successful
job.
2) When you walk out the door, your house goes off the market.
3)
The people that come to open houses are either "lookers" or investors expecting
to find a bargain.
4) The Realtors have "real" buyers, or they know where
to find them.
5) A Realtor is better able to secure a contract that works
for everyone.

admit...I should have known better, and "I told you so" is in order. Thank
